The waterfront estate combined classic Cape Cod architecture with an exceptional Great Harbor setting. The six-bedroom main residence featured detailed craftsmanship and woodwork throughout, while a separate two-bedroom beach house added flexible space near the shore. Approximately 400 feet of private white-sand beach and a deep-water dock completed the property’s waterfront setting.

Robert Paul Properties represented both sides of the 2018 transaction, with co-Founder Robert Kinlin listing the property and co-Founder Paul Grover representing the buyer.

Penzance Point and Woods Hole

Penzance Point is a private waterfront peninsula at the Woods Hole end of Falmouth. Its estate-like setting offers a distinctly residential feel while remaining close to Woods Hole village. Today, the area continues to be associated with some of Falmouth’s most distinctive waterfront properties.

The surrounding village gives the location another dimension. Woods Hole is well known for its coastal setting, scientific institutions, working waterfront, ferry connections, and access to the Shining Sea Bikeway.

That combination of privacy, waterfront access, and proximity to the village helps explain why Penzance Point has remained an important part of Falmouth’s luxury real estate story.

How the 2018 Sale Fits Into Cape Cod Luxury Real Estate History

The $10 million sale at 123 Penzance Road was a major Falmouth transaction in 2018. Since then, Cape Cod’s luxury market has continued to reach new levels.

In 2020, another estate on Penzance Point sold for $20 million, reinforcing the area’s place among Falmouth’s most significant waterfront markets. Then, in 2024, an oceanfront estate in Osterville sold for $22.75 million, setting a new Cape Cod record.

Those later sales put the 2018 transaction into clearer historical context. The $10 million Penzance Road sale remains an important Falmouth milestone, while later transactions show how dramatically the Cape’s highest-end waterfront market continued to grow.
