On October 24th, Paul closed the sale of 27 Ocean Bluff Drive for $7.85 million, setting a new sales record for New Seabury. This stunning waterfront property, complete with a private beach, boasts eight bedrooms, including a two-bedroom guest house and seven full baths.

Just six days later, on October 30th, Paul shattered his own record with the sale of 134 Shore Drive West for $8.75 million. This six-bedroom, six-bath residence now holds the title for the highest sale price in Mashpee’s history.

“New Seabury has really come into its own in terms of the luxury market. With the development of Mashpee Commons nearby, it has put a spotlight on the area,” said Paul Grover, who brokered both record-breaking sales.

Leading the High-End Market

This year, New Seabury has seen three major sales exceeding $4 million, all led by Paul Grover. The third high-profile sale was 78 Triton Way, which sold for $7.3 million in March.

“These were the highest sales in Mashpee listed on the open market in the last 10 years,” Grover noted. While some high-value transactions occur privately and don’t appear on the MLS, these record-breaking sales have drawn significant attention.

Paul Grover highlighted New Seabury’s accessibility as a key draw for buyers. “It’s a part of the Cape that’s easily accessible from the Bourne Bridge or the Sagamore Bridge,” he said.

Market Trends in Luxury Real Estate

The record sales align with a broader trend in the housing market where buyers seek turnkey properties that require minimal work.

“More and more, we’re seeing buyers interested in purchasing homes fully furnished. Sometimes that works out well for both the buyer and the seller. That was the case in several of these recent, very high-end sales,” Grover explained.

Most of these high-end homes will serve as second residences. “One buyer even plans to be on the Cape for Thanksgiving,” said Grover.

“It’s not just a summer home or a July and August home. It’s a vacation home that owners use throughout the year,” Grover added. “I think that’s a trend when buyers are looking at property—it’s not just for the summer months.”
